School-Aged Children

We know Sayville residents are concerned that the Greybarn Sayville community will generate an influx of school-aged children to the local school system. Professional studies– have proven that will not be the case. Moreover, the studies indicate Greybarn Sayville will be revenue positive for taxing jurisdictions, especially the school district.

In fact, of Greybarn’s 455 current apartments, only 67 school-age children have entered the school district. That equates to 1.4 students per 10 units.

How to Become a Greybarn Resident

Before moving into a Greybarn community, all perspective residents must complete a detailed application. In addition, all applicants must provide proof of monthly income, which we require a 3 to 1 income-to-rent ratio to qualify. Lastly, all applicants undergo a credit and criminal background check before their application can be approved.

Occupancy Rates

The demand for quality rental housing on Long Island is significant as our supply is extremely low when compared to other regions with similar community make up. Currently, Greybarn Amityville is boasting a 97 percent occupancy rate. We are also proud that even though we have only been open for five years in Amityville, our average resident stay is more than three years—and keep increasing with each passing year.

Greybarn is a community made up of one- and two-bedroom rentals that are all open concept and provide modern, airy, loft-like living. Every luxury unit features 9-foot ceilings, granite countertops, stainless steel appliances and ample living space with oversized windows to let in plenty of natural light. There is also a washer and dryer in every until as well as Nest thermostats for personalized climate control.

Greybarn Amenities

Greybarn communities are rich with desired amenities including swimming pools, dog parks, great lawns and open spaces, a community garden, grilling areas and fire pits. Interior amenities include a community kitchen, co-working spaces, plentiful lounge areas, screening room, game rooms billiards room, gym and Peleton cycling room.

Community Building

The Greybarn staff is committed to creating opportunity for residents to get to know each other and built a true sense of community. To help forge new relationships, Greybarn offers many different ways for residents to connect including group cooking classes with one of Greybarn’s resident chefs, outdoor movie nights on the great lawn as well as yoga and Taiichi classes. They have also established business networking events to provide resident professionals a chance to meet, exchange idea and ultimately build their business relationships.

Property Management and Maintenance

Greybarn’s developer, Rechler Equity Partners, will serve as the luxury rental community’s owner and operator for the long term. Rechler Equity has a 60-plus year track record of keeping their properties well maintained and manicured.
